LeanLand Blitz

Improve process and margins in land & lot development

true-north

LeanLand Blitz™ is a consulting process that eliminates the often tremendous waste identified in the land development process. We engage the appropriate suppliers, contractors, engineers, and internal staff in a collaborative process to share expertise to make land and lot development more efficient and profitable for all.

LeanLand Blitz uncovers areas of wasted time, materials, and duplicated work in your land and lot development process, identifying and measuring savings opportunities and launching implementation plans for the most critical. Using similar principles as the LeanBuilding Blitz™, this process engages a more tightly focused group to ensure all land-related partners, including internal stakeholders, benefit from the improvements identified.

This highly structured offering delivers quick results while setting the builder or developer up to capture the tougher, ongoing opportunities. During the high-engagement, interactive event, participants will rapidly generate ideas that are then reviewed, evaluated, and rated for their potential financial impact.

  • The detailed notes, flipcharts, and process tracking spreadsheet created during the workshop.
  • The establishment of an internal LeanLand Council responsible for pursuing and implementing identified savings ideas.
  • Follow-up meetings at 30, 60, and 90 days led by the Consultant to keep the Lean Development Council connected and accountable.

PROCESS

The LeanLand Blitz process goes after waste systemically. Using Lean processes, our method ensures you won’t reduce the quality of your product or harm trade relationships.

Four-Five weeks prior

Before your LeanLand Blitz, we will help you communicate to your suppliers and trades, explaining the purpose and goals of this event, why they were selected for your team, and the amount of participation asked of them.

Two-Three weeks prior

Your consultant will spend a half-day with you in the field, to gain understanding of how your local land development process works. During the Orientation for suppliers, trades, contractors, and the builder LeanLand team, we will overview the LeanLand process and clearly define expectations and time requirements for all participants.

Three and a Half Days

On Day One, the first 90 minutes will be spent setting up the workshop with the internal Builder LeanLand Team, with the rest of the day spent in several 60-to-75-minute waste identification sessions with individual suppliers, contractors, and internal departments, beginning the analytic work of the “scrub process.” During the scrub, each idea submitted by suppliers, trades, contractors, and internal teams is evaluated for dollar impact for both the originator of the idea and the builder, the expected degree of difficulty for implementation, who will need to be involved, and other important factors.

On Day 2, you’ll continue to focus on an additional 6-7 WasteID meetings with your LeanTeam and trades. The last session in the afternoon will continue the scrub process.

On Day 3, you will continue with 2-3 additional WasteID meetings as needed, then finalize the scrub process on all items. You’ll then end the day with prioritized goals and initiatives.

On Day 4, you’ll wrap up with Implementation, using TrueNorth Consulting’s 10-step planning process to create prioritized implementation plans. Champions will be identified and assigned action items. Plans will be made for the LeanCouncil and 30-60-90-day follow-up events. Additional work during the follow-up will select approximately 15 different processes to support the LeanLand process.

30-60-90 days out

Both the LeanLand Council and the internal Lean Team will participate separately in 2.5-3 hour sessions to guide implementation while building an effective council. These follow-up sessions will help hold you accountable for implementing your action items. Your additional chosen follow-up items, identified at the end of Day 4 during the LeanLand Blitz, will be visited with the appropriate team members.

Participant Selection

LeanLand Blitz uses a smaller, more focused team than some of our other workshops but still requires a cross-functional and cross-departmental group from the builder. You’ll select 6-9 knowledgeable, respected, and open-minded people for your Lean Team, with a mix of those who direct land development and regularly interface with suppliers and trades.

Examples of LeanLand Team participants include:

Your supplier and trade participants should be highly engaged and open to change, similar to your internal LeanLand Team. The 12-15 slots can include repeated areas of focus when that area of contribution is critical to your product. For example, there may be more than one strong grading or underground firm to include or one company may provide more than one of the services described below.

It is impossible to go through TrueNorth Consulting’s Lean Process and not get better.
